Developer Joel Kestenbaum’s Fortis Property Group has altered its plan for the Long Island College Hospital site in Cobble Hill, proposing extra affordable housing.

Under the new plan, fully 25 percent of the condominium and rental units in the residential component would be affordable housing. In addition, the hospital component at 339 Hicks Street would offer enhanced primary care, as well as standalone facilities such as a cancer center and emergency facility.

Meanwhile, Brisa Builders is seeking approval for its own revised proposal for LICH from the hospital’s operator, SUNY Downstate Medical Center, Crain’s reported.

Brooklyn Hospital is also bidding for the property. The hospital’s proposal includes building 1,000 mixed-income apartments — 350 of which would be affordable housing – as well as two urgent care centers and two clinics, as previously reported.
